Spanish lenders require most, if not all, of the items listed below before granting a mortgage. It is important that we have all or the majority of the paperwork listed before an application can be submitted or considered by a bank.

- 2 Clear copies of passports (colour copy/ies preferred and 1 B&W authenticated** copy
- Copies of last three months bank statements
- Copy of last three or six month bank statements.
- Copies of last three months payslips
- Copies of last P60
- Employers letter confirming salary and length of employment
- Self employed clients need to produce a letter from their accountant (Chartered) confirming last years income accompanied by last years self assessment of earnings.
- If you already have or had a mortgage in Spain, 3 months proof of mortgage payments and bank letter confirming outstanding balance.
- Copy of the purchase contract
- Nota Simple of the property
- Copies of N.I.E. certificates
- Utility bill
- Credit report obtainable from www.experian.co.uk

Authentication
Authentication is simple and can be performed by anyone who is not an immediate member of the family. Simply write “authenticated as a true and exact copy of the original” on the document and have a friend write their name, address, telephone number and sign and date.
